Accidental Damage
If you accidentally cause damage to your home, we've got you covered. Each resident is eligible for up to $150 in damage reimbursement per quarter. To claim your rebate, you must first pay the invoice in full. This benefit can be used once per quarter, with a maximum annual reimbursement of $600.

Drain Maintenance
Per the lease agreement and Florida law, drain clogs are the resident’s responsibility. But we’re happy to help! We offer free drain kits to make maintenance easier, and you can request up to two per lease term.

Free ACH
We understand that bank and processing fees can be frustrating. That’s why we cover them for you as part of your Resident Benefit Package!

Security Deposit
Our security deposit handling is always done accurately and in compliance with the law. However, if you’d like extra reassurance, we can have our attorney review it to confirm everything is in order.

HVAC Filter Service
Not sure of your HVAC filter size? Don’t have a clean filter? No worries—it’s as easy as opening your door! We deliver filters directly to you; all you do is install them.

Late Fee
We understand that unexpected expenses can come up. That’s why we offer a one-time late fee waiver per lease term. Just let us know before the 1st of the month, make your payment by the 10th and we’ll waive the late fee for you.

Military Deployment
We live and operate in a military community, and we’re here to support you. If you're going TDY or deploying, we’ll provide one maintenance service up to $150 per lease term. Not in the military but traveling for business? We’ve got you covered too—this benefit applies to you as well!

Missed Appointment
Schedules change, and life happens—we get it! If you accidentally miss a scheduled maintenance appointment, don’t worry. We’ll cover one missed appointment fee, up to $100, per lease term.

Online Maintenance Portal
Work orders, and maintenance requests can be submitted online for accuracy and easy tracking. This helps ensure everyone stays informed and your requests are handled efficiently.

Resident Portal
Our resident portal gives you easy access to your lease documents, maintenance requests, and rent payments—all in one convenient place!

TLL Insurance
We've added additional insurance to protect both you and the landlord in case of major damages. This coverage also includes $10,000 in content protection, and the best part. You don’t have to do anything we handle it all.

Utility Concierge
No need to search for utility services online—we’ve made it easy by providing them all in one convenient location!
