Can you hold a place before I apply?
No. All prospective residents must submit an application prior to entering into any agreements. -
Do I pay first month’s rent and last month’s rent with my security deposit?
All security deposits are due within 3 days of executing the lease agreement. Rents are paid when they are due. All rents due must be paid prior to picking up keys. We do not collect a last months rent. -
How old do you have to be to apply?
All applicants must be 18 and all applicants over the age of 18 that will be residing in the home must submit an application. Minors can be listed as additional occupants on the lease. -
Is the deposit refundable?
If the home is turned back over in the same condition minus normal wear and tear and all terms of the lease have been met the security will be refunded. -
Who needs a cosigner?
Anyone who does not meet the application requirements can use a co-signer -
You have a property I want to rent. How do I apply?
You can apply from our website. Please ensure you complete the application and the pet screening. -
How do I pay rent?
Rent payments can be made through your portal via ACH, cash options using the pay near me, credit card, check or money order. All credit cards, checks and money orders will be subject to a processing fee. -
I want to get a pet. What do I do?
All residents must complete a pet screening application. If you are on a no pet profile and decide to request approval for a pet the first step is to contact our office and ensure that property allows pets. You must then complete the pet profile and pay the required fees. Once the pet is approved you may bring the pet onto the property. -
I want to move out, but my roommate wants to stay. What do I do?
Each resident is jointly and severally liable for all terms of the lease. However, if the remaining roommate is able to meet the obligations of the lease we can execute a lease modification removing one resident from the lease. -
Who is responsible for paying for repairs & maintenance requests?
Residents are responsible for reporting any maintenance issues or needed repairs via the portal as soon as possible, in order to prevent further damage or safety hazards. The landlord is responsible for paying for repairs and maintenance, unless the damage was caused by the resident's actions, negligence or their invitees.
